C.DOM systems for centralized systems

C.DOM: the system for Thermoregulation and Accounting integrated in Building Automation.

The installation of C.DOM systems in condominiums allows for multi-zone thermoregulation of the rooms, the acquisition of consumption data and the sharing of the Building's energy requests towards the generator, making its operation more efficient.

C.DOM allows, locally via the “touch” screen or remotely via APP, the setting of the temperatures of each room in the house with simple and intuitive operations. The user will also be able to always keep an eye on the energy consumption of their apartment both on the heat side and on the sanitary water side and the heat generator, sharing in real time the requests of all the rooms in the building, will work efficiently avoiding unwanted waste.

The C.DOM system, appropriately configured, meets the technical requirements to be Classified Building Automation Class B according to EN ISO 52120-1:2022 as:

  • a) shows heating energy consumption through multimedia channels by periodically providing data;
  • b) shows the current operating conditions and the regulation temperature of the systems;
  • c) allows the systems to be switched on, off and weekly programmed remotely.
  • Multi-zone thermoregulation

    C.DOM allows you to manage the temperature of the apartment up to a maximum of 8 zones by programming different time profiles and temperature sets.
    The room temperature, detected by the built-in or wall-mounted radio probes, is shared with the C.DOM control unit which will take care of implementing the commands necessary to achieve the desired comfort.
    Different actuators depending on the heating elements: electronic valves for radiators, transceivers for fan coils/dehumidifiers/zone valves, control bars for radiant systems.

  • Consumption display

    C.DOM allows you to monitor the trend of the apartment's energy consumption, allowing the user, via display or APP, to always be aware of what is happening.
    In condominiums with riser distribution, the Giusto-100N2 heat cost allocators installed on the radiators record the consumption data and send the data daily to the C.DOM control unit.
    The radio technology does not require any wired connection even in the case of thermal energy meters typically used in condominiums with ring distribution.
    Finally, the radio module, always M-BUS, of the hot and cold sanitary water meters, provides information relating to the consumption of sanitary water, completing the picture of the apartment's consumption.

  • Thermal power plant optimization

    The artificial intelligence of the BMS collects the energy requirement data of the entire building to optimize the production and distribution of the heat thermal fluid to reach the maximum possible efficiency point.
    The BMS unit monitors the 250 areas of the Building that can be divided into 15 different circuits, providing all the information useful for managing the technological system for the production and distribution of thermal energy via a serial port with ModBus protocol, fully interpreting the rationale of the requirements of UNI EN 52120.
    Web access by the system manager allows monitoring the operation of all the devices, interacting when necessary to change their settings.

C.DOM: the system that perfectly adapts to your system

C.DOM is an extremely flexible system that can adapt to the type of existing condominium system both in terms of the heating bodies to be regulated and the heating plant to be managed.
Thanks to the complete range of actuators and the engineering of the PLC synoptic, the C.DOM system finds consensus among the design studios that prescribe its performance in the various specifications, modulating its composition according to the machines to be controlled (heat pumps/heating plant/refrigeration units/UTA/….) and the energy saving objectives to be achieved.

Division into zones

Each room is inhabited differently. C.DOM allows you to create up to 8 thermal zones, each with independent temperatures, humidity and times. C.DOM is modular and scalable, it adapts to any type of heating body such as, for example, radiators, radiant panels, fan-coils, splits, dehumidifiers or mixed systems up to a maximum of 16 actuators for each C.DOM.

Consumption display

The measuring instruments, whether heat cost allocators that count the distribution units, thermal energy meters that measure KWh or sanitary water meters that display the liters, interface wirelessly with the C.DOM which allows the user to view the consumption data with daily updates, well interpreting the provisions of Legislative Decree 73 of 14/7/2020.
Via the Wi-Fi connection, the C.DOM posts the data to the cloud so that the Building manager can export the consumption data from a remote location without the need to go on site to the system.
The data can also be exposed via RESTful API JSON allowing the manager who intends to carry out further analysis to work on them by exporting them in a simple, modern and fast way.

Remote Control

A Remote Control system is a set of hardware and software devices that allow remote supervision of the system and rationalization of its consumption through optimization of operation. 

Our remote control system is versatile, user friendly and smart, specifically designed for daily use by operators in charge of managing the systems.
Its versatility allows us to model our solutions based on the type of system and the specific needs of the Customer.
Its smart monitoring capacity is the essential condition for obtaining an efficient system. Through immediate and constant diagnosis, the supervision system intervenes with corrective regulation actions, reducing the impact of the variables, bringing the system back to the desired parameters.
Its access to User Friendly data, via Cloud platform, allows the Manager to query the system from any device in a simple and intuitive way.

Our System, born from the integration and sharing of specific skills acquired over the years, is proposed to the market as an integrated system of Remote Control, Monitoring and Supervision that meets all the needs of the world of HVAC regulation.

The Remote Control system via on site devices and the Cloud portal allows the management and regulation of the system while the Multi-zone Thermoregulation system for apartments via the C.DOM control unit, the temperature and humidity sensors and the actuators monitors and regulates the temperature trend based on the sets set by the User or the Manager.


The system allows for complete and timely regulation of the entire building in a Building Automation key, also allowing the integration of third parties with ModBus RTU RS485 communication protocol on the system side, and with RESTFul API services in JSon via Server-to-Server or Server-to-Application communication for system integration.

BMS system supervision software

The WEB service of remote management systems was born from the need to be able to monitor and manage systems remotely from any location in a simple and intuitive way without the constraint of software loaded on specific machines. By connecting to the portal, the Customer has access to the complete list of its systems and can operate for monitoring, operational management, distribution of delegations, setting of logics, viewing of historical data, access to services exposed via API and alarm management.
The simple TOKEN mechanism that has been developed requires the Customer to acquire a quantity of Credits (Tokens) based on the number of systems that it intends to connect and manage via the portal.
The system, on a monthly basis, automatically downloads 1 Token from the owner's account for each system actually connected, giving the Customer well in advance notice (via automatic notification by email) of the exhaustion of the credit.
CREDIT BASKET To facilitate the management of systems on multiple owner accounts, a credit "basket" is established. This basket will always be linked to the owner account and can be shared between multiple owner users registered on the Cloud portal, in agreement between them, so as to share the credit balance between multiple owner users using the service. The remaining amount of the top-up will always be visible in your credit management panel.

Compatibility with different types of condominiums

The C.DOM system integrates perfectly with the different types of condominiums; both in the case of rising distribution and in the case of ring distribution.

In the case of a riser distribution where the thermal fluid passes with the same column in multiple apartments, the room thermoregulation is entrusted to the C.DOM and the VTRX electronic valves which regulate the flow of the valves by modulating the flow rate based on the wireless command received from the C.DOM.
The heat cost allocators, installed on the radiators, have the task of accounting for energy consumption by sending the data to the C.DOM control unit via OMS compatible wireless communication. In the case where there are fan coils in addition to the radiators, the implementation of the command for temperature regulation is entrusted to the RTX receivers.

In the case where there is a ring distribution where the heat transfer fluid passes inside the apartment via a zone valve, the room thermoregulation is managed by the C.DOM and, if there is a radiant system with distribution manifolds, by the power bars.

The room temperature sensors in the built-in version with specific finishing front panels to be compatible with the most widespread civil series, share the data with the control unit for opening/closing the circuits based on Tamb and Tset.
The thermal energy meters and the domestic water meters, installed in the accounting box, have the task of accounting by sending the data to the C.DOM control unit via wireless M-BUS communication.

Types of systems in Building Automation with integrated consumption visualization

Law 208/2015, Art.1, paragraph 88 (Stability Law 2016)

The purchase, installation and commissioning of multimedia devices for remote control of heating systems or hot water production or air conditioning of housing units is facilitated, aimed at increasing users' awareness of energy consumption and ensuring efficient operation of the systems.

These devices have to:

  • a) show energy consumption through multimedia channels, by periodically providing data;
  • b) show the current operating conditions and the regulation temperature of the systems;
  • c) allow the systems to be switched on, off and weekly programmed remotely

The C.DOM System can therefore be classified as a Building Automation system with Class B performance of UNI EN ISO 52120 (formerly UNI EN 15232), therefore its installation and implementation is 65% deductible.

Centralized systems with radiators

The VTRX05 actuator placed on each thermostatic radiator valve detects the temperature of each room and communicates it to the C.DOM multi-zone programmable thermostat which, after processing the information, executes the commands to obtain the desired temperatures in the various rooms.
In each climate zone it is possible to install thermostats, thermo-humidistats or one of the temperature sensors (wall-mounted or built-in). These, in addition to allowing the desired parameters to be set locally, improve temperature detection.
All communications take place via radio waves
The Giusto-100N2 heat cost allocators communicate consumption data via radio frequency to the C.DOM making them available both on the programmable thermostat's color display and remotely via APP.

Centralized systems with radiant panels

C.DOM, based on the temperatures detected in the various environments by the temperature and humidity probes, controls the opening/closing of the actuators positioned on the distribution manifold via the 4 or 8-output control box.
In each climate zone, it is possible to install thermostats, thermo-humidistats or one of the temperature sensors (wall-mounted or built-in) for temperature control.
If a dehumidifier is present, it is also possible to integrate its humidity management via a specific sensor.
The thermal energy meters and the domestic hot water meters communicate the measurements to the C.DOM via radio frequency, making the consumption data available both on the color display of the multi-zone programmable thermostat and remotely via APP.

Centralized systems with fan coils

C.DOM controls the switching on and off of the fan coils based on the temperatures detected in the various rooms by the temperature probes, via radio transceivers 1 or 2-channels.
In each climate zone it is possible to install thermostats, thermo-humidistats or one of the temperature sensors (wall-mounted or built-in). All communications take place via radio. The thermal energy meters and the domestic hot water meters communicate the measurements to the C.DOM via radio frequency, making the consumption data available both on the color display of the multi-zone programmable thermostat and remotely via APP.
