A BUILDING AUTOMATION system, unlike Home Automation (DOMOTICS), is designed to automate large buildings regardless of their intended use.
Issued in 2007, EN-15232-1 (now EN-ISO-52120) introduced the classification of four levels of building automation, associating each with an energy savings value based on the level of automation implemented in the building according to its intended use


The core principle of UNI EN ISO 52120-1: 

A building’s systems should always produce and distribute all and only the energy required.





The new EPBD IV Directive, also known as the “Green Homes Directive,” must be transposed by Member States by May 2026. They will be required to establish a national building renovation plan to ensure the renovation of both residential and non-residential buildings—public and private—with the goal of achieving zero emissions.

Efficiency targets are set without a mandatory requirement to improve energy classes…

In particular, for residential buildings, the following must be ensured:

• a 16% reduction in energy consumption compared to 2020 levels by 2030;
• a 20–22% reduction in energy consumption compared to 2020 levels by 2035.

CDOM: The Building Automation system applicable to any type of installation

C.DOM is an extremely flexible and scalable system, capable of adapting to the type of existing HVAC system.

The Perry system, through its sensors, measures temperature, humidity, and air quality.

Thanks to the complete range of actuators, it is possible to control summer and winter climate, humidity, and VMC systems for managing air quality.

The management and modulation of generators are handled by the BMS panel, which is configured according to the equipment to be controlled (heat pumps/boiler plants/chillers/AHUs/…) and the desired energy-saving targets.

Visualization through a synoptic interface via a web portal allows Perry systems to be easily monitored remotely.

Division into zones

C.DOM allows you to create up to 8 thermal zones, each with independent temperatures, humidity and times. The system adapts to any type of heating body such as, for example, radiators, radiant panels, fan-coils, splits, dehumidifiers or mixed systems up to a maximum of 16 actuators for each C.DOM.

Specific air quality sensors (VOCs) ensure constant monitoring of parameters.

Dedicated actuators with wireless communication allow adjustment of the VMC system or simple extractor fans.

Living in a healthy environment improves comfort and reduces stress.

Consumption display

The measuring instruments, whether heat cost allocators that count the distribution units, thermal energy meters that measure KWh or sanitary water meters that display the liters, interface wirelessly with the C.DOM which allows the user to view the consumption data with daily updates, well interpreting the provisions of Legislative Decree 73 of 14/7/2020.
Via the Wi-Fi connection, the C.DOM posts the data to the cloud so that the Building manager can export the consumption data from a remote location without the need to go on site to the system.
The data can also be exposed via RESTful API JSON allowing the manager who intends to carry out further analysis to work on them by exporting them in a simple, modern and fast way.


Remote Control

A Remote Control system is a set of hardware and software devices that allow remote supervision of the system and rationalization of its consumption through optimization of operation. 

Our remote control system is versatile, user friendly and smart, specifically designed for daily use by operators in charge of managing the systems.
Its versatility allows us to model our solutions based on the type of system and the specific needs of the Customer.
Its smart monitoring capacity is the essential condition for obtaining an efficient system. Through immediate and constant diagnosis, the supervision system intervenes with corrective regulation actions, reducing the impact of the variables, bringing the system back to the desired parameters.
Its access to User Friendly data, via Cloud platform, allows the Manager to query the system from any device in a simple and intuitive way.

Our System, born from the integration and sharing of specific skills acquired over the years, is proposed to the market as an integrated system of Remote Control, Monitoring and Supervision that meets all the needs of the world of HVAC regulation.

The Remote Control system via on site devices and the Cloud portal allows the management and regulation of the system while the Multi-zone Thermoregulation system for apartments via the C.DOM control unit, the temperature and humidity sensors and the actuators monitors and regulates the temperature trend based on the sets set by the User or the Manager.


The system allows for complete and timely regulation of the entire building in a Building Automation key, also allowing the integration of third parties with ModBus RTU RS485 communication protocol on the system side, and with RESTFul API services in JSon via Server-to-Server or Server-to-Application communication for system integration.


BMS system supervision software

The WEB service of remote management systems was born from the need to be able to monitor and manage systems remotely from any location in a simple and intuitive way without the constraint of software loaded on specific machines. By connecting to the portal, the Customer has access to the complete list of its systems and can operate for monitoringoperational managementdistribution of delegationssetting of logicsviewing of historical data, access to services exposed via API and alarm management.
The simple TOKEN mechanism that has been developed requires the Customer to acquire a quantity of Credits (Tokens) based on the number of systems that it intends to connect and manage via the portal.
The system, on a monthly basis, automatically downloads 1 Token from the owner's account for each system actually connected, giving the Customer well in advance notice (via automatic notification by email) of the exhaustion of the credit.
CREDIT BASKET To facilitate the management of systems on multiple owner accounts, a credit "basket" is established. This basket will always be linked to the owner account and can be shared between multiple owner users registered on the Cloud portal, in agreement between them, so as to share the credit balance between multiple owner users using the service. The remaining amount of the top-up will always be visible in your credit management panel.


Compatibility with different types of condominiums

The C.DOM system integrates perfectly with the different types of condominiums; both in the case of rising distribution and in the case of ring distribution.


RISING DISTRIBUTION:

The heat transfer fluid flows through the same riser serving multiple apartments.

Room temperature control:

Electronic VTRX valves regulate the flow through radiator valves.

In the presence of fan coil units, temperature control is managed by RTX01FC receivers.

Consumption metering:

Heat cost allocators, installed on radiators, are used to measure energy consumption.

RING DISTRIBUTION:

The heat transfer fluid flows within the apartment through a zone valve.

Room temperature control:

Managed by C.DOM and, if a radiant system with distribution manifolds is present, by control boxes.

Consumption metering:

Heat meters, installed in metering boxes, record energy consumption.

 



Summer and winter temperature, humidity, and air quality are controlled by radio-communicating sensors, which can be configured to the desired settings.

Actuators for air-cooled hydronic distribution systems complete the offering for maximum installation flexibility.

The thermal energy meters and domestic water meters, installed in the metering box, record consumption by sending wireless information to the C.DOM control unit.


System Typologies 

The Perry system is suitable for all types of installations

Thanks to its range of sensors, actuators, and meters, it increases awareness of energy consumption and enables constant monitoring of new and existing systems.

All this can be done both locally and remotely via mobile apps, web portals, and displays positioned throughout the rooms.

Centralized systems with radiators

The VTRX05 actuator, located on each thermostatic radiator valve, detects the temperature in each room and communicates it to the C.DOM multi-zone programmable thermostat, which, after processing the information, executes the commands to achieve the desired temperatures in the various rooms.
In each climate zone, it is possible to install thermostats, thermo-humidistats, or one of the temperature sensors (wall-mounted or built-in). These, in addition to allowing the desired parameters to be set locally, improve temperature detection.
All communications are via radio waves. The GIUSTO-100N2 heat cost allocators communicate consumption data via radio frequency to the C.DOM, making it available both on the programmable thermostat's color display and remotely via an app.

Centralized systems with radiant panels

C.DOM controls the opening/closing of the actuators located on the distribution manifold based on the temperatures detected in the various rooms by the temperature and humidity sensors via the 4- or 8-output control box.
In each climate zone, thermostats, thermo-humidistats, or one of the temperature sensors (wall-mounted or built-in) can be installed for temperature control.
If a dehumidifier is present, it is also possible to integrate humidity management via a dedicated sensor.
The thermal energy meters and domestic hot water meters communicate their measurements to the C.DOM via radio frequency, making consumption data available both on the color display of the multi-zone programmable thermostat and remotely via an app.

Centralized systems with fan coil

C.DOM controls the on/off of fan coils based on the temperatures detected in the various rooms by the temperature sensors via single- or double-contact radio transceivers. In each climate zone, thermostats, thermo-humidistats, or one of the temperature sensors (wall-mounted or built-in) can be installed. All communications are via radio. The thermal energy meters and domestic hot water meters transmit their measurements to the C.DOM via radio frequency, making consumption data available both on the color display of the multi-zone programmable thermostat and remotely via an app

Humidity sensors collect data and send it to the control units. Once the data has been processed, the machines are activated to both DEHUMIDIFY and HUMIDIFY the environment. 

Maximum climate comfort is achieved by regulating both temperature and humidity.

The sensors constantly sample air quality levels and display them both on the control unit and remotely via a mobile app and web portal.

The wirelessly controlled actuators control the devices to which they are connected (extractors, controlled mechanical ventilation units, etc.), promoting healthy, pollutant-free environments.
